We've guided property owners in understanding lease arrangements with Housing Providers and brokered multiple deals. The benefit to the investor is they are able to tap into the bank of Housing Providers we have vetted along with understanding the important aspects of a Head Lease.
We source properties with the end in mind. That means we want to source assets in the right areas with quality Providers who are already operating in those locations. We sign pre-exchange leases with Housing Providers which allows them to secure assets for their service that are in the pipeline, and gives our investors surety on the exit.
The terms agreed regarding room rents, break clause, maintenance responbilities, etc are all agreed ahead of the lease being signed. We do the upfront work so you don't have to!
Sourcing Partners assist landlords in two ways with this service:
1. A turn key investment will be sourced, project managed and the Head Lease arranged by our team. We do the heavy lifting to grow your portfolio whilst providing transparent budget trackers and consistent updates to oversee the progress.
2. Existing landlords with suitable properties can submit their assets to our team and we will go through the process of checking with a Housing Provider and Local Authority the suitability of that property for a long lease in this sector.
